Advised on behalf of a private investor on the acquisition of the long-leasehold interest from the City of London of 1 Alie Street, E1, a 100,000 sqft mixed-use building. Following a period of active asset management by Noble Harris addressing inefficiencies of existing tenant occupations, regearing over 70 individual leases to obtain vacant possession of larger floor plates to maximise the potential of the building to attract larger occupiers.
Scope of Asset Management undertaken by Noble Harris: Introduced the opportunity and advised on feasibility. Project manage the design and redevelopment of the ground floor entrance, reception, end of journey facilities and vacant floor plates. Re-organise existing leases, gaining vacant possession of larger floor plates and management of new CAT A refurbishments. Office agency marketing campaigns of vacant floors following completion of rolling refurbishments resulting in successful lettings of vacant areas.
