Strategic Relocations and Property Optimization

PhotoBox and Moonpig.com are long standing clients of Noble Harris. Having first acted for PhotoBox in 2008, acquiring office space in Paddington of 3,500 sq. ft, we have subsequently been central to advising the company on all property matters over the past 13 years culminating in securing the central London HQ of 37,000 sq. ft for both PhotoBox and former sister company, Moonpig.com at Herbal House, Clerkenwell and a superb production facility in Park Royal, of 53,000 sq. ft.

Noble Harris was asked to put together a team of consultants to help PhotoBox through these major relocations. This involved helping our client to appoint lawyers, Design and Build consultants, a Project Manager to oversee the Landlord’s and Client’s works and consultant building surveyors to inspect and highlight any concerns with the building fabric and services. In 2023, we successfully settled the 5th year rent review acting on behalf of moonpig.com at Herbal House resulting with a fantastic win against the Landlord.

Matthew heads up our Agency Division which specialises in advising Landlords and Occupiers in all aspects of commercial property negotiation. Specialising in central London offices Matthew has built up a wide range of long standing, Landlord and Occupier clients over 4 decades of operating in this exciting and ever changing market. Notable transactions conducted and overseen by Matthew include the acquisitions of over 180,000 sq ft for The Net-a-Porter Group in Westfield and White City, 40,000 sq ft HQ for Moonpig.com PhotoBox Group and the disposal of 90,000 sq ft at 1, Alie Street, Aldgate.

Tony leads our Professional, Investment & Asset Management division, leveraging over 40 years of experience in rent reviews and lease renewals for both landlords and tenants across London and the Home Counties. He has established a prestigious client base and has been highly active in acquiring and selling significant office investments in central London for various investors. Notable transactions include purchasing 1 Portsoken Street and 1 Alie Street in London for Alfred Equities and Newworth Holdings, respectively, and selling a property at 35/36 Great Marlborough Street to Shaftsbury PLC.

Jake Doffman

Jake joined Noble Harris in 2014, assisting both Matthew and Tony in office agency and asset management. Since joining Noble Harris, Jake has acted on behalf of a number of well established companies which include Cult Beauty, MintTwist, Reprieve, Peak and many more. Other recent disposals include over 70,000 sq ft at 1 Alie Street and 18 Mansell Street. In his spare time Jake enjoys running, playing golf and watching Spurs.

Carl has been a member of the Noble Harris team since 2017, specialising in commercial property lettings and investments across London, acting on behalf of both a range of Landlord and Occupier clients. Providing bespoke advice in all commercial property matters from leasehold acquisition, leasehold marketing, disposal & lease renewals to rent reviews, investment acquisitions, sales & asset management. Carl enjoys being the lynchpin that ensures each and every project progresses with momentum aligning the various moving parts along the way, with the goal of achieving client aspirations with great care.
