Strategic Office Migration and Expansion

In December 2021, Matthew Noble was appointed by a leading private equity firm to Project Manage a Stay v Go exercise. The firm was based in 12 St James’s Square in approximately 11,000 sq. ft and our instructions were to explore terms relating to restructuring the leases or alternatively, finding alternative space within St James’s or Mayfair of between 11,000 sq. ft and 15,000 sq. ft to allow for future expansion.

Following a comprehensive search, terms were agreed to acquire the entire third floor of 78, St James’s Street, London SW1, totalling 14,000 sq. ft approx. The specification of the building was very high, importantly meeting all the ESG requirements which the firm was keen to adhere to. Whilst we continued negotiations with the existing landlord at 12, St James’s Square, it became clear that 78, St James’s Street was the ideal property for our client going forward and accordingly, the lease completed in May 2022.

He has established a prestigious client base and has been highly active in acquiring and selling significant office investments in central London for various investors. Notable transactions include purchasing 1 Portsoken Street and 1 Alie Street in London for Alfred Equities and Newworth Holdings, respectively, and selling a property at 35/36 Great Marlborough Street to Shaftsbury PLC.
